Full property management is the preferred service level for the majority of our Landlords, many of whom reside overseas or simply do not want any day to day involvement in the letting and management process. Our management service is also recommended for the busy individual who is not experienced in property management or familiar with Tenancy Law. Our dedicated Management Department is based on the first floor of our Whetstone Office. The busy team is spearheaded by a property manager and experienced full time staff. We deal with the everyday issues on your behalf and ensure full time care of your property.
Dedicated management department
We do not outsource our property management. We like to keep the management of your property in house, based on the first floor of our Whetstone office is the home of our dedicated property management department. This allows us to provide you with a tailored management service allowing you to retain as much or as little involvement in the management of the property as you like.
24 Hour emergency number
No landlord wants their tenants to feel unsafe or uncomfortable. In the event of an emergency where the management department office is closed tenants will still be able to make contact if something went wrong in your property. This allows us to act fast and minimise any damage or discomfort no matter what the time of the day (or night).
We carry out 6 monthly property inspections on all managed properties, using our tailored inspection software we are able to send you a report with colour photos. This helps us identify any issues or potential arising issues.
Arrangement of services
Pre / post tenancy cleaning, Inventories, Gas safety Certificate, Emergency Performance Certificates, Electrical Inspection Condition Reports, Portable Appliance Testing, handy man services – we can arrange all of these for you and more including access to the property & appointment with tenants. Our software will also prompt us to re-book legal certificates on your behalf on the anniversary of their expiry.

Should we instruct a specialist trade person to visit your property and conduct work you can be rest assured that they have been fully vetted by us including holding valid copies of their professional indemnity insurance cover and I.D. Our trades have to adhere to our strict codes of conduct when working in your property meeting exacting high standards of work.
Exclusive to our managed properties you can easily access our on line portal safe and securely from anywhere, anytime. Here you will access key information such as safety certificates, monthly statements, tenancy agreements and dates. Handy if you would like to check information outside of our office hours or would like to retrieve a misplaced statement for your end of year tax return.
As members of the Tenancy Deposit Scheme (TDS) we are able to offer FREE deposit protection for our management properties, this including serving of prescribed information, deposit scheme guidelines and certificates as well as deposit negotiations at the end of the tenancy if required ensuring a fair outcome for both our landlords and tenants.
Our market leading property software produces monthly property rent statements clearly showing rent and any expenses. These are electronically sent however can be sent via post as well. We can even arrange for them to be sent to your accountant. In additional they are automatically saved in PropertyFile allowing you to access them anytime, anywhere.
Professional Indemnity Insurance
Be rest assured our clients are covered against loss caused by the negligence or human error of our employees. Your also covered in the unlikely event that you were to suffer loss of money because of our misappropriation of funds, your loss will be covered (up to pre-set limits; these can be found on the ARLA PropertyMark website). We supply an annual report from our accountants to ARLA PropertyMark confirming that clients’ money is administered in accordance with the ARLA PropertyMark Rules of Conduct.
